Will there be any impact from noise?
Kier Property is aware of the proximity of residential properties to the site, and have sought to minimise noise impacts through careful arrangement of the buildings. The layout of the scheme has been designed to minimise the outward spread of noise generated from activities within the unit.

The arrangements of Units 1, 2, 5, 6 and 7 along the northern boundary and Units 3 and 4 along the southern boundary form an effective barrier to sounds emanating from each yard. Kier Property is proposing a 3 metre high acoustic fence on the eastern boundary of the site, further minimising noise. Following a number of assessments, it has been found that the proposals will have a minimal impact on noise pollution taking into account the cumulative effect from newly constructed buildings and proposed developments in the local area.

Will there be any impact on daylight and sunlight levels?
Kier Property has designed the layout of the new buildings to ensure that there will be minimal impact on daylight and sunlight levels to the neighbouring homes. A Daylight and Sunlight Assessment has been undertaken which confirms that the proposed development sufficiently safeguards the daylight and sunlight amenity of neighbouring properties.

Will there be any impacts on transport and access?
The Transport Assessment includes a detailed traffic impact assessment which evaluates the net change in trip generation resulting from the proposed development. The assessment compares the trips associated with the existing office use and the trips associated with the proposed development. The assessment concludes that there will be a significant net reduction in total vehicle trips, including a reduction in peak-hour car trips.
The impact on nearby junctions has been modelled and it has been found the proposed development will not result in any severe residual cumulative traffic impact.
Kier Property will be providing one new access onto the private road on the southern boundary of the site, with the two existing accesses widened.
The layout of the site has been designed such that it allows for all types of delivery and servicing vehicles, as well as pedestrian and those with disabilities. This includes step-free access, dropped kerbs and tactile paving.
