Kier Property has maximised the potential for the site’s energy efficiency through the use of highly insulated walls and roofs to minimise heat loss and natural glazing to minimise heat gain. As part of the new units, Kier Property will be including energy efficient lighting and water efficient fittings, as well as Air Source Heat Pumps on site and green roofs on the cycle shelters.

 

Kier Property will also be installing 160kWp of roof-mounted PV panels, providing sustainable and renewable energy to the new units. This commitment by Kier Property to sustainability will ensure the site is delivered to requirements of the modern age.

 

The site benefits from a sustainable location and is well-connected for active, sustainable, and public transport options. It has access to both walking and cycling infrastructure, with a number of cycle routes in close proximity to the site – including Nicky Line and Dacorum Circular Ride. There are bus stops roughly three minutes’ walk from the site – providing access to the wider area. The public footpath that runs along the northern and eastern boundaries of the site will also be enhanced to make the route safer and more appealing to use.

 

In order to support a variety of transport options, Kier Property will be providing 103 car parking spaces – which is a reduction in terms of cars travelling to the site compared with the existing office building – 20% of which will have active EV charging points, with another 30% having passive EV charging points. Kier Property will also be providing 52 cycle parking spaces, with three secure and covered cycle stores across the site. With all this in mind, Kier Property is confident that the site’s location encourages staff to walk, cycle and/or use public transport to get to work.

 

Kier Property is also implementing a dedicated planting strategy, planting a total of over 60 trees around the site alongside a native shrub mix, native hedge mix, and wildflower meadow and ornamental planting.
